East 162nd Street Court

East 162nd Street Court is a 12 story, 135,000 sf. building with 126 apartments (30 studio, 34 one-bedroom, 41 two-bedroom and 20 three-bedroom + one super’s unit). It will include housing for formerly homeless families earning under 30% of AMI (37 units), low income individuals and families earning under 60% of AMI (69 units), and moderate income households earning under 90% of AMI (19 units).

Amenities at East 162nd Street court include an  expansive community room with children's library, computer lab and kitchenette, an exercise room, a laundry room, and outdoor recreational space. The building complies with NYSERDA and Enterprise Green Communities program standards, with energy-efficient appliances, a large photovoltaic solar array, a green roof and other green features.

Walton House

Walton House is a 10 story, 53,000 sf. building with 90 apartments, including 89 studios – 56 for homeless veterans and 33 for young adults leaving temporary supportive housing – and one super’s unit. All of Walton House's residents are formerly homeless low income households.

The building includes a community room with kitchenette, computer lab and library, exercise room, laundry room, and landscaped outdoor space.  Walton House has energy-efficient appliances in all units and complies with NYSERDA and Enterprise Green Communities program standards.

Norwood Terrace

Norwood Terrace is an 8 story, 90,000 sf. building with 115 new apartments (58 studio, 17 one-bedroom, 37 two-bedroom, 2 three-bedroom and one super's unit). The 58 studio apartments are reserved for individuals with mental illness who are receiving on-site supportive services.  56 apartments are rented to lower-income households earning less than 60% of the area median income.

The building has an expansive community room with kitchenette, computer lab and children’s library, an exercise room, a laundry room, a roof garden and rear yard recreation spaces, with a large rooftop photovoltaic solar array, energy-efficient appliances, a green roof, and other green features. Norwood Terrace complies with NYSERDA and Enterprise Green Communities program standards.  

The site achieved the highest rated Track 1 clean-up status enabling unrestricted re-use under the NYS Brownfields Cleanup Program.

Utica Place

In partnership with L&M Development Partners, Alan completed this 87-unit affordable rental building and an adjacent 60,000 sf retail and community facility building located at Utica Avenue and Lincoln Place in Crown Heights, Brooklyn. The residential building serves low-income households earning less than 60% of the area median income.  26 units are reserved for veterans with supportive services provided by the non-profit Jericho Project.  

The four-story retail building is being financed using New Market Tax Credit financing.  The development is located a short block from the Utica Avenue Subway station on Eastern Parkway which is the terminus of the 4 line and a major transit hub for Brooklyn.
